1. OUR SERVICES
Belle Terre Retreats offers short-term tiny home lodging accommodations located in Franklin County, Virginia. Reservations may be made directly through the Site, through third-party platforms such as Airbnb, or by contacting us directly. When a reservation is made through a third-party platform, that platform’s own terms of service, payment terms, and cancellation policies will also apply to your booking in addition to these Terms.
2. ELIGIBILITY
You must be at least 18 years old and legally capable of entering into a binding contract to book a stay or use the Site. By making a reservation, you confirm that you meet these requirements and that all information you provide is accurate and current.
3. RESERVATIONS AND PAYMENT
All reservations are subject to availability and confirmation. Rates, fees, deposits, and payment schedules will be presented at the time of booking. Where a booking is made through Airbnb or another third-party platform, payment is processed and held by that platform in accordance with its own terms. We reserve the right to refuse or cancel a reservation at our discretion, including in cases of suspected fraud, misuse, or violation of these Terms.
4. CANCELLATIONS AND REFUNDS
Cancellation and refund policies vary depending on the booking channel used. Reservations made through Airbnb are governed by the cancellation policy selected on that listing and Airbnb’s own policies. Reservations made directly with Belle Terre Retreats are subject to the cancellation policy communicated to you at the time of booking. We encourage guests to review the applicable cancellation policy carefully before completing a reservation.
5. GUEST CONDUCT AND PROPERTY USE
Guests agree to treat the tiny homes, surrounding grounds, furnishings, and amenities with reasonable care and to comply with any posted house rules. Guests may be held responsible for damage beyond normal wear and tear caused during their stay. We reserve the right to remove guests from the property, without refund, for behavior that endangers the safety of others, violates the law, or breaches our house rules.
6. ASSUMPTION OF RISK AND LIABILITY
Staying at a rural retreat property involves inherent risks, including but not limited to uneven terrain, wildlife, weather conditions, and outdoor features. By booking a stay, you acknowledge and voluntarily assume these risks. To the fullest extent permitted by law, Belle Terre Retreats, its owners, and affiliates are not liable for any injury, loss, or damage arising from your stay, except where caused by our gross negligence or willful misconduct.
7. INTELLECTUAL PROPERTY
All content on the Site, including text, photographs, graphics, logos, and the Belle Terre Retreats name and branding, is owned by or licensed to us and is protected by applicable intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from our content without our prior written consent.
8. USER CONDUCT ON THE SITE
You agree not to use the Site to transmit unlawful, harmful, or fraudulent content, to interfere with the Site’s operation or security, or to attempt to gain unauthorized access to our systems or data.
